Houses in Car Dealership Tycoon
Cottage, big house, modern house, and the VIP mansion — what they cost and what they do not earn.
Car Dealership Tycoon lets you deploy a house next to the tycoon loop. Houses are player homes: rooms, a kitchen, sometimes a garage and a pool. They are not display platforms. They do not tick cash while you AFK. The badge “Deployed house!” exists because most accounts never buy one — Rolimon-style stats have long shown a tiny unlock rate next to “you own 1 car.” This page is the buyer’s guide. The game has been live since 27 March 2018. Servers hold 15 players. A house is a local deploy on your plot, not a second server. Online multiplayer still happens on the same 15-player place. The Trading Hub remains a separate 32-player place and does not care whether you own a cottage.
The three cash houses
Community tables (and older regional guides) list three cash SKUs. Confirm the live shop card before you spend; Foxzie can retune a price without a wiki countdown.
Cottage — about $100,000. One floor. Living room, kitchen, one toilet, two rooms. This is the “I want the badge” house. It is cheaper than finishing a Regular lot (Regular 1 is about 1,686,100). It is not cheaper than filling pads. A new account that blows codes on a cottage instead of platforms has paid for a kitchen that earns zero. Buy it when Regular 1 is done and you still want a spawn point that is not the lot office.
Big house — about $1,000,000. Two floors. Ground: garage, three rooms, one bathroom, kitchen. Upstairs: a small rest area, one bathroom, one room, a balcony. The garage is the only argument that is not pure roleplay — you already have a dealership garage. Treat the million as a cosmetics spend equal to a mid shop car. If that million would finish Regular 2 or stock starter cars on empty pads, spend it there.
Modern house — about $10,000,000. Two floors, larger garage than the big house, kitchen, living room, a room and bathroom on the ground floor, a pool through the back door. Upstairs: four rooms, two bathrooms, two verandas, a small rest area. Ten million is Hyper-lot money. Dealerships lists Hyper around 8,309,000. A modern house does not unlock trading, Codex pages, or a season car. It is a flex for accounts that already finished the tree.
VIP mansion
VIP at about 500 Robux has historically bundled a mansion with luxury hypers, special colors, a walk-speed bump, and a chat tag. Foxzie has re-skinned that bundle more than once. Open the pass card in-game. Details and buy order live on gamepasses. The mansion is not a fourth cash house. You cannot trade the pass. Gamepass cars became tradable on 11 July 2025; the house that came with VIP did not become a token listing.
Do not buy VIP “for the house” if what you actually need is 2x Money or a finished Regular lot. Do not buy a modern house because a VIP neighbour parked a Bugatti on the lawn. Pads pay. Lawns do not.
What houses are for
Roleplay, screenshots, a spawn that is not the sales floor, and the Deployed house! badge. Friends can visit on the same 15-player server. You can park a car in the big / modern garage for a photo. That car is not on a display platform unless you also place it on a lot pad. Vehicles still decide what earns. Daily rewards cars belong on pads first, then in the driveway if you have a spare copy — you will not, because calendar repeats convert to cash.
Houses do not change controls. They do not add Auto Drive whitelist slots. They do not raise race payouts. They do not complete a dealership. Fire, Police, Moto, Race, and Hyper still follow the dealerships percent rules.
When to buy, in order
- Redeem live codes. Claim daily rewards.
- Fill every platform. Finish one Regular lot at 100 percent so trading opens without Trade Tokens.
- Hit 50 percent somewhere so Showcase Garage slots appear.
- Then cottage, if you want the badge and a small interior.
- Then big house, if a million is leftover after shop cars you actually drive.
- Then modern house, if ten million is leftover after Hyper and the cars you still want in the Codex.
- VIP mansion only as part of the VIP pass, never as a house-only excuse.
If you are still choosing between a cottage and a race car that wins races, buy the race car. If you are choosing between a modern house and a licensed Zenvo or Pagani, buy the licensed car — those are collection and trade pieces. Houses do not get OG Wraps. Houses do not sit on the tier list.
Map and deploy notes
You deploy from the house shop / HUD, then place the building on available ground near your lot. Do not cover pad walkways or the cyan Auto Drive portal. Fog week (see latest update) does not change house interiors; it only makes the walk from door to lot harder to see. Dune and KTM weeks did not add houses. Open Top did not add a convertible villa.
If a deploy fails, you probably overlap another plot, a road, or a race volume. Move the ghost. The 1.1 percent-class unlock rate on “Deployed house!” is mostly people who never opened the shop, not a hidden skill check.
What not to do
Do not buy a house with the first FOGISCOMING or DUNEDRIFTERS payout. Do not trust a lobby seller who offers to “drop a mansion” in a trade — passes and plot deploys are account-bound. Do not visit sites that sell house unlocks. Do not skip Getting Started because a YouTube thumbnail showed a pool.
